• Roofing professionals begin by visually examining the entire roof surface. This involves looking for visible signs of damage, wear and tear, or any issues with the roofing materials such as cracks, punctures, blistering, or loose shingles or tiles.
• They also check for debris buildup, vegetation growth, and any potential sources of leaks, like clogged drains or gutters.
• The roofing technicians document their findings within a report including photographs, notes, and measurements, and budget projections.
• To assess the roof’s moisture condition and identify potential leaks or areas with water intrusion, roofing technicians may use various tools and techniques. This can include infrared thermography, moisture meters, or core samples if needed.
• A detailed report of the assessment is provided with the overall condition of the roof, outlining any issues discovered.
•Based on the assessment, within the report we recommend necessary repairs, maintenance work, and/or roof replacement, along with estimated costs and timeline for addressing the identified problems.
People. Assets. Money. These three things are top priority to any business owner or buildings and grounds crew when it comes to your building.
IRSC provides its clients with the following for every roofing survey and evaluation:
Credibility and expertise are key things to look for when choosing a company to perform an inspection on your roof and building envelope. Many roofing contractors offer to perform free roof inspections, especially on newly replaced roofs, yet may not be looking out for your best interest. It’s advantageous to seek out an independent third-party expert to give unbiased recommendations.
No other personnel is needed to conduct a roof inspection besides the roofing consultant/technician(s).
For the best results and highest probability of preserving your buildings’ assets, it is recommended to have your building envelope(s) inspected in both the Spring and Fall months of each year. Yet, annual inspections are sufficient. Anything past a year increases the risk for greater damage to your roof due to general wear and tear, weather related ruination, and/or leaks and water entry.
